On ePlans.com, we typically consider any house plan under 2,000 sq. ft. to be "small." That makes the beautiful 2,200 sq. ft. designs below big small houses, simple blueprints with chic curb appeal that offer a little extra splash of space so many of us crave. Whether you’re seeking to build an affordable home in which to raise a family, a quiet empty nest for you and your sweetheart, or a vacation cabin for rustic weekend getaway adventures, the eight 2,200 sq. ft. layouts below are sure to please! Note: If you’re questioning whether or not 2,200 sq. ft. will be enough space, consider selecting a design that offers a basement, walkout basement, or daylight basement foundation that could be finished later, should the need arise.
Beautiful Open Floor Plan with Photos Plan 430-189
Enter through the two-car garage of this fabulous 2,165 sq. ft. house plan and note the strategic placement of built-in lockers, a spacious laundry room, and a walk-in pantry, perfect for facilitating grocery runs and keeping things organized after long days at work, school, or sports practice. Travel a little farther into the home and discover its smart open-concept main living area, which opens onto a rear porch with outdoor kitchen.
As for bedrooms, this blueprint offer three: two on the right side of the property, and one (the primary suite) on the left. This is what’s known as a split-bedroom layout, an interior design that affords a little extra privacy and serenity to the primary suite.
Other highlights include extra storage in the garage, a formal dining room for special holiday gatherings, a kitchen island, an optional upstairs bonus room (with attached bonus bath), and a sweet primary suite that sports two vanities, a separate tub and shower, a private space for the toilet, a roomy walk-in closet, and easy access to the laundry room.
Note: If you’re not sure if you require a formal dining room, realize that this space could be used in some other capacity, e.g. as a home office, a den, or a craft room.
Colossal Closet Plan 430-159
This 2,275 sq. ft. Craftsman ranch design is similar to the plan above, but not identical. Note how this layout features an even-more-impressive primary walk-in closet that sports its own island, built-in dresser, and special “hidden room” area, which could be used for security or additional storage (like shoes!). Also note how this design places a powder room just off the garage entrance for convenience and ceiling beams above the kitchen and dining space for extra Craftsman charm.
Unlike the last design, this plan does not offer an optional bonus room. If you require a bonus room, call 1-800-528-8070 to discuss plan customization.

Keep moving toward the rear of the house and note the primary suite, which boasts two sinks, a separate tub and shower, a private space for the toilet, a walk-in closet, and ten-foot ceilings. Meanwhile, three additional bedrooms, one extra bathroom, and a small loft reside upstairs.
Finally, if you're coming in from the rain or snow, it's probably best to enter through the rear porch, where you'll be greeted by two built-in storage areas in which you can store muddy boots, wet jackets, and such. Also note the rear porch's close proximity to the spacious laundry room.

Each suite boasts two sinks and a walk-in closet, and one of the suites presents a separate tub and shower and a private space for the toilet.
Additional perks of this design include a main-level flex room, which could be used as a home office, play room, den, etc., and an optional upstairs bonus room.

The first thing you'll probably notice about this 2,290 sq. ft. plan is the wooden truss that frames the main entrance. This rustic design element adds warmth and Craftsman charm to an already beautiful home. Now, let's go inside!
The open-concept kitchen offers tons of storage with a butler's pantry that connects to a large walk-in pantry. Adding to the sense of spaciousness is the ten-foot ceiling, with a special tray-ceiling design above the island. As the kitchen becomes the great room, notice how the ten-foot ceilings become vaulted.
Two bedrooms and a bathroom live on the left side of the home, while the primary suite resides on the right. The primary suite features a vaulted ceiling, two sinks, a separate tub and shower, a huge walk-in closet fit with its own island, and easy access to the laundry room, which presents a built-in rod/shelf, a broom cabinet, and a laundry sink.
Think you might need a little extra space, either now or down the road? Note how this farmhouse offers an optional upstairs bonus room.
Finally, let's talk about outdoor living, as this plan has plenty. First, there's a spacious and covered front porch. Then, there's the rear porch, which boasts an outdoor kitchen. Considering both porches are accessible via the open-concept great room, this could be the perfect layout if you enjoy throwing parties or entertaining guests, as some people could choose to mingle inside while others relax outside — all without anyone ever becoming too detached from the main-living space.
