Plan Description
This contemporary building is designed in response to the growing need for moderate cost, minimum size, rental housing demand that’s occurring in many American communities, particularly in downtown areas and/or college areas. Singles and empty nesters are ideal users. Fully equipped kitchens and baths compliment convertible living/sleeping areas, designed for in-cabinet beds or simply futon furnishings. The units are accessed by off street facing entry decks that also serve as informal gathering places. Off street parking can be located behind the building depending on site conditions and zoning requirements. The building is an efficient, 3 level “micro” apartment building with 9 units. Each unit is 345 s.f. (32 m2). Depending on lot size and zoning, additional units can be added without the need of additional floors. The building uses conventional construction and is designed for the use of energy efficient ICF exterior wall construction with stucco finishes and on the interior, insulated hollow metal gypsum drywall. Floors can be prefab concrete plank construction or open web joists with subfloor and finish floors. Each unit has individually controlled and metered rooftop HVAC units that are separately ducted into the living spaces. Operable windows also provide ample cross ventilation. Laundry, utility room, storage and trash collection are all located on the first floor level. Each floor has a trash chute. The building’s exteriors can be modified for different architectural styles.
