Plan Description

This eye-catching home features all the bedrooms on the upper level, a traditional style that allows more living space on the lower level in a smaller overall footprint. The full-width front porch and triple stone / wood columns nested under a steep gable roof give this plan its curb appeal. To the right of the entry foyer, a private office and powder room provide a quiet space to work from home.

Further in, the open floor plan allows better air flow and a sense of expansiveness that cannot be achieved in more compartmentalized design schemes. Straight ahead is the dining area, defined by an octagonal ceiling coffer. A large two-sided fireplace steals the show, shedding warmth here and to the great room on the opposite side. Adjoining and open to the dining area is the country kitchen. A double window over the kitchen sink opens views to the back yard, and a big work island sits in the center. Custom benches and a booth type table cozy seating in the breakfast nook. A screen porch opens immediately off the kitchen, extending dining options to the outdoors during warmer months. A walk-in pantry provides extra storage.

The second story holds all the bedrooms. The master features a walk-in closet and spacious bathroom with separate tub and shower. Three additional bedrooms, each with plenty of storage space, use the full hall bath.

Back downstairs, the utility / laundry room functions as a mud room, and opens to a covered walkway leading to the freestanding garage. An exterior stairway covered by a long roof overhang on the back of the garage leads up to a bonus space, which could become an efficiency apartment in the future.

Mirror Reversed Sets:
$55.00

A mirror-reversed set is a printed copy of your house, resulting in the same image you would see if you held the drawing up to a mirror. Everything, including the text, is backward in relation to the original design. These kinds of drawing are typically used to reorient an original plan more advantageously on a site, either because the homeowner prefers it that way or because of limitations of the site itself. Note: Mirror reverse sets are only available with a 5 copy or 8 copy set. With a Reproducible, PDF, or CAD set, you can print mirrored copies locally. In addition: 5 Copy set selected, should only allow 4 mirrored sets to be selected. 8 Copy set selected, should only allow 7 mirrored sets to be selected.
