About this plan

The eccentric pivot front door invites you into this clean but warm contemporary style home. With wide overhangs and well shaded bands of glass it combines the openness of an island getaway with a “C – shaped” floor plan that gives much needed privacy on a narrow lot. The ingenious design nabbed awards in the Custom Luxury and Published Designs categories at the 2013 American Residential Design Awards. All major rooms open onto the courtyard where the angular pool repeats the design motif of the angled interior stair. Designed for a young family, the home allows parents to monitor children’s outdoor play from virtually every room in the house and even from a hanging bed on the master porch. Many green features including HVAC within conditioned space were incorporated. The division between indoors and out is blurred by glass strategically placed for good sight lines but avoiding views of the grill area or neighbors. Outdoor living is just a step away, completely open to the home, but private from neighbors.

Typical home plan modifications may include:

  • Changing foundation type or exterior.
  • Adding square footage.
  • Redesigning baths, kitchens, bedrooms and/or garages.
  • Creating right reading reverse plans.

How do I fill out the form (see right side of page)?

  • Required Fields - Only a few fields are required (*), but please fill in as much information as possible so we can better assist you.
  • Special Fields - Please note the following fields (see right side of page): Foundation Type, Exterior Wall, Finish and Roof Structure. These fields allow you to select a building option from a dropdown menu. Depending on the plan you're looking at, the dropdown menu could include options that already come with the plan and/or custom options.
  • HELP! I can't find what I want - If a dropdown menu does not contain the option you want, simply leave the field blank and tell us exactly what you want in the If "other" please explain field.
  • I live outside of the United States - see footnote below (*).
  • Your Changes - Regardless of what options you choose, please note the final field on the form, Your Changes. This field is required and should be as detailed as possible. For example, please don't just say: I want some walls knocked down, a bigger garage and more closets. Please be more specific, like this: I would like to remove the wall separating the kitchen from the family room, expand the garage by 5 sq ft and add a walk-in closet to the master bedroom.

What's in the Plan?

While the contents of each blueprint package vary slightly, each contains detailed, high-quality working
drawings that show you exactly how your project is to be built. Your plan package may include the following:

1. Detailed Floor Plans
Detailed floor plans show the layout of each floor of the house. Rooms and interior spaces are carefully dimensioned, doors and windows located, and keys are given for cross-section details provided elsewhere in the plans.

2. Exterior Elevations
In addition to the front exterior, your blueprint set may include drawings of the rear and sides of your house. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents or other finish items that make your home unique.

3. Front Perspective
The artist's sketch of the exterior of the house gives you an idea of how the house will look when built and landscaped.

4. Foundation Plans
This sheet shows the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If the home features a basement, the first floor framing details may also be included on this plan. If your plan features slab construction rather than a basement, the plan shows footings and details for a monolithic slab. This page, or another in the set, may include a sample plot plan for locating your house on a building site. Additional sheets focus on foundation cross-sections and other details.

5. House and Detailed Cross-Sections
Large-scale views show sections or cutaways of the foundation, interior walls, exterior walls, floors, stairways, and roof details. Additional cross-sections may show important changes in floor, ceiling, or roof heights, or the relationship of one level to another. These sections show exactly how the various parts of the house fit together and are extremely valuable during construction. Additional sheets may include enlarged wall, floor, and roof construction details.

6. Floor Structural Supports
Floor framing details come with plans that have basement and/or crawlspace foundations. Each includes spacing, direction, span, and specifications for floor joists. Beam and window headers, along with necessary details for framing connections, stairways, or dormers are also included.
